River Park Real Estate & Neighborhood Homes
Sacramento Region · Neighborhood Guide
Real Estate Insights
River Park is one of Sacramento’s most tightly held neighborhoods, a small east-side pocket of mid-century ranch homes and tree-lined streets bordered by the American River, Sacramento State University, and Glenn Hall Park. Inventory is famously limited, and homes typically sell quickly thanks to the location, schools, and community tradition that draws families back generation after generation.
Lifestyle
River Park has a small-town feel inside the city. Most weekends start with a run or bike along the American River Parkway, end with a picnic at Glenn Hall Park, and somewhere in between fit in a coffee at one of the East Sac cafes a few blocks south. The annual Pancake Breakfast and Fourth of July parade are community staples.
Parks & Recreation
The American River Parkway forms the neighborhood’s northern edge, with miles of bike trail, fishing, and river access. Glenn Hall Park anchors daily life with playgrounds, tennis courts, and the historic River Park Pool. Guy West Bridge connects River Park directly to the Sac State campus and the rest of the parkway trail system.
Hotels
Most lodging is in adjacent East Sacramento, Midtown, and downtown — the Citizen Hotel, Kimpton Sawyer, and Hyatt Regency are all a short drive away. Sacramento State’s University Union also has limited guest accommodations for university visitors.
Restaurants
River Park is largely residential, with most dining concentrated along the J Street and Folsom Boulevard corridors in East Sac and Midtown. Selland’s Market-Cafe, OneSpeed Pizza, Vic’s Ice Cream, and Formoli’s Bistro are minutes away. The campus area adds casual options along Carlson Drive.
Shopping
Day-to-day shopping is neighborhood scale — Trader Joe’s, Sacramento Natural Foods Co-op, and the boutiques along 33rd Street are all close. Arden Fair and Pavilions are short drives east for full retail experiences.
Schools
River Park is served by the Sacramento City Unified School District. Caleb Greenwood Elementary, Theodore Judah Elementary, and Phoebe A. Hearst Elementary all feed into California Middle School and C.K. McClatchy High — one of the strongest public school pipelines in Sacramento County. The neighborhood is also walking distance to Sacramento State University.
