Welcome to My

Step-by-Step Homebuyer’s Guide

Buying a home should be one of the most exciting milestones of your life. This guide walks you through every stage so you know exactly what to expect and feel confident at each decision point.

01

Step 1: Compile Your Wish List

Decide which communities, home features, and property types you and your family prefer. Have candid conversations about which characteristics are required and which are "nice to have." A clear wish list narrows the search and keeps everyone aligned.

Step 2: Decide on Your Budget

Examine current expenses and project how they'll change with a home purchase. Build a comprehensive household budget that factors in property taxes, insurance, HOA dues, utilities, and maintenance reserves. Knowing your real number protects you from overextending.

Step 3: Get Prequalified

A prequalification letter shows sellers you're serious and gives you a realistic price ceiling. Talk to two or three lenders, compare rates and fees, and ask about loan products that fit your situation (conventional, FHA, VA, jumbo). You're not locked in by prequalifying.

Step 4: Hire Your Agent

Choose an agent who knows the Sacramento market deeply, communicates the way you prefer, and has a track record with buyers like you. The right agent will protect your interests, negotiate firmly on your behalf, and translate every step of the process so you're never guessing.

Step 5: Tour Homes

Once we're aligned on criteria, I'll send curated listings and schedule efficient tour blocks. Take notes, photos, and revisit favorites a second time before deciding. Pay attention to layout, light, neighborhood feel, and commute realities, not just finishes.

Step 6: Make a Strong Offer

When the right home appears, we move quickly. I'll prepare a competitive offer backed by comp analysis, structure contingencies to protect you, and advise on price, escrow timing, and earnest money. In a competitive market, presentation and clean terms often beat a higher price.

Step 7: Inspections & Appraisal

During escrow you'll complete a general home inspection plus any specialty inspections (sewer, roof, pool, foundation). The lender orders an appraisal. We'll review findings together, negotiate repairs or credits if warranted, and confirm value supports your loan.

Step 8: Close & Move In

Final walkthrough, signing, and funding. You'll receive keys, set up utilities, change locks, and start the fun part. I stay involved well past closing for vendor recommendations, future market questions, and your next move.
